This is where negotiation comes in. you must be a good negotiator to be a good investor. One way to help your negotiations is to really know the area in which you are investing. You must know what properties are selling for in this area in order to effectively negotiate a purchase price. The more research you have done and knowledge you have about your market, the more effectively you can negotiate lower purchase prices and potentially increase profit.
It’s easier to tell a seller why you think they are asking to much for a piece of property if you can actually show them what properties like theirs in the same area are selling for. If they know what a similar property a few blocks away is selling for then thousand bucks cheaper, it will be easier to get them to take your offer. It seems that offering proof can lower expectations or help take emotion out of a deal for the seller, enabling for better negotiating opportunities for you, the buyer.
